Inspection
After the inspection is completed you can continue on or negotiate for a credit or repairs.
Many sellers prefer a credit because then they don't have the hassle of getting things fixed.
Normally they will fix plumbing and electrical issues, but they won't do upgrades or deferred maintenance.
If you ask for a credit estimate high because normally they will come back offering 1/2 or less of your request.
Once you sign off on the inspection then you make your additional deposit.
