The difference between our $3,500 flat fee service and full service is a Realtor does not go out to your property to meet you in person.
This is not FSBO (For Sale by Owner). We are representing you, and your home is listed on the MLS. You are getting better support and marketing than full commission agents offer.
By eliminating the occasional face-to-face meeting with a full commission Realtor, we can save you $10,000 to $20,000 or more in commission.

Note that at any time with no prior notice, you can withdraw the listing, and you have no obligation to us. We do not require a 30 to 60-day notice to withdraw the listing as many full commission agents ask for.

Photos are an essential part of your listing. Buyers look at photos first. If they don't like what they see, they will move on to another listing.
For photos, you can use our recommended photographer for the discounted price of $175, paid directly to him.
He has photographed over 10,000 homes for over 1,000 Realtors. There is no photographer on Oahu with more experience.
We do require professional photos because we have seen non-professional photos do not work well in selling a property.
The top image shows what an unprofessional overexposed window looks like, vs. the bottom photo shows how the professional photo captures the view and greenery outside the window.
The professional photographer uses a wide-angle lens that gets the widest angle possible without distorting the view. Rooms look larger with a professional photo and look a lot smaller without one. He also uses a powerful flash that brightens up the room and makes everything look bright, even when the sun is coming in the window.
The photos below were taken from an iPhone and the professional equipment standing in the same place. This helps you see the difference in the view and lighting. You can easily see how rooms look larger and brighter with professional photos.
Buyerâ€™s agents love working with us because they know the OahuRE Client Care Team responds fast to questions.
They also understand we do a lot of transactions, so we know how to close transactions without falling out of escrow. Buyerâ€™s agents only get paid when they close, so not falling out of escrow is critical for them.

It is important to note that we only charge you the $3,500 Flat Fee even though our work and liability are doubled because we are representing the buyer too.
If you put a commission in the MLS for the buyer's agent, for example, 2.5% or 3%, you are forced to pay that amount when you receive an offer.
There is an MLS rule that everything on your offer is negotiable other than the buyer's agent commission. Even if your offer is low, you can't ask to lower the buyer's agent commission. You can always pay more, but you can't pay less.
This rule is ridiculous! You should be able to negotiate the buyer's agent commission, just like you can negotiate every other term in your offer. So we offer the option to pay no buyer's agent commission.
Then in the Realtor comments, we will let Realtors know they should submit their commission request with their offer. This way, Realtors will still be comfortable showing your listing.
When they submit their client's offer, they will request a commission, and you can then negotiate a fair commission amount because you did not promise to pay anything.
If you get a good offer and they agree to a reasonable commission, you can take it, but you are never forced to accept an offer, and you are no longer forced to pay a buyer's agent commission. If the offer is low and you feel you will take it as long as there is no buyer's agent commission, you can do that too.
This exclusive feature is optional. With OahuRE, you can decide if you want to offer 2%, 2.5%, or nothing. Offering no commission allows you to negotiate the buyer's agent commission.
Should you decide you want to pay a fixed non-negotiable buyer's agent commission we recommend either 2% or 2.5%.

Having your phone number on a For Sale by Owner sign allows you the opportunity to find a buyer without an agent and save the 2.5% buyer's agent commission.
We do many transactions where the seller finds buyers without an agent and only pays a $3,500 commission.

We do not use an OahuRE.com sign for the $3,500 selling option, so the For Sale by Owner is one option.
Some sellers prefer not to use a sign as it raises a lot of questions from the neighbors, and that is OK too.
Once the buyers contact you directly, you can explain that we can represent both the seller and the buyer. They are comfortable with this as they now have a top agent representing them, and you will save the buyer's agent commission.
Yard signs are great advertisements for the listing agent, but they do not help sell a home, and they do have some issues for sellers.
Not having a yard sign eliminates inquiries from nosy neighbors. It prevents people from stopping and knocking, bothering either the seller or tenants.
It prevents people from snooping around, wondering if the home is vacant or occupied as they know it is for sale.
Serious buyers find homes they like on the internet, not by a yard sign.
Realtors will continue to push yard signs because they are great marketing for Realtors, showing the neighborhood that they have this listing, but they don't have any advantages for sellers, and we don't use them.
Once we have the signed listing agreement and the photos, we can go live on the MLS within three days.
We use the standard Hawaii listing agreement that all agents use, and the only difference is we show a commission of $3,500 instead of 2.5% to 3%.
You can withdraw your listing at any time. There is no contract locking you in for a specific length of time.
